How we do it
1. Level 1 — the annual check
For a system that has not changed. We check readily accessible portions: firebox, damper, visible flue, cap, crown, connections and clearances.
2. Level 2 — sale, change or event
Required when a home changes hands, when you switch fuels or appliances, or after a chimney fire, earthquake or storm. Adds full video scanning of the flue plus attic and crawlspace access.
3. Level 3 — when something is hidden
When a Level 1 or 2 points to a serious hazard we cannot see, this may involve removing a small section of masonry or wall to confirm the condition before repairs.

What level inspection do I need?
If nothing about your system has changed and you just want a yearly check, Level 1. If you are buying or selling a house, changing appliances or fuel, or something happened to the chimney, Level 2. Level 3 is only if a serious hidden hazard is suspected.
Is the inspection included with a sweep?
Yes — every standard sweep includes a Level 1 inspection with photos at no additional charge. A Level 2 real estate inspection is a separate, more thorough service.
How fast can I get a report for my closing?
