Ranges reflect typical single-family homes in our service area. Flue height, roof access, condition and how many flues share the stack are what move a price within the range.

What actually moves the price
Access
A single-story ranch with a walkable roof is a different job from a three-story Victorian with a slate roof and a chimney at the ridge. Staging, ladders and safety equipment are real costs.
Number of flues
Most stacks carry more than one flue — a fireplace, a furnace, sometimes a water heater. Each is a separate system with its own sweep and inspection.
Condition
A flue swept every year takes an hour. A flue with four seasons of glazed stage-three creosote takes rotary chains, chemical treatment and considerably more time.
Materials
A stainless cap costs more than galvanized and lasts three times as long. Matched historic brick costs more than stock brick. We tell you the options and let you pick.
What we will never do
- Quote a low price on the phone then "discover" problems on the roof
- Use fear or a photo of somebody else's chimney to sell a rebuild
- Add charges after the fact without your written approval
- Recommend a repair we would not do on our own house
Pricing questions
Why do chimney prices vary so much between companies?
Usually because they are not the same job. A $99 "sweep" is often a vacuum at the firebox and an upsell pitch, not a rotary sweep of the full flue with an inspection. Ask what is actually included, whether you get photos, and whether the price can change once they are on the roof.
Do you offer financing?
For larger masonry projects — rebuilds, full relining, extensive repair — we can structure the work in stages with a deposit and a balance. Ask when you get your quote and we will lay out the options in writing.
Is the inspection really included with a sweep?
Yes. A Level 1 inspection with photos comes with every standard sweep at no extra charge. Level 2 inspections for real estate transactions or appliance changes are a separate, more thorough service.
Do you charge a trip fee for towns farther out?
Not within our 30-mile radius. Monsey to Warwick, Peekskill or Clifton is the same pricing as Monsey to Spring Valley.
